LOFT CONVERSIONS NORTH EAST
Did you know that a loft conversion can add on average 20% to the value of your home? On average in the UK that is around £42,000 added to the overall value of your house! At The Luxury Loft Company we’ve been transforming lofts and adding value for years.
There are a few different types of loft conversions that The Luxury Loft Company can build for your home in the North East. The most popular type of conversion is called a roofline loft conversion. The other main ones are a dormer conversion, a mansard conversion and the hip-to-gable conversion. The type of loft conversion you choose will depend on a few different things. The main three are the actual floor area of the current space, if you would be granted planning permission (if applicable) and what you are looking to achieve from the loft conversion.
The following 3D representations are not to scale and are just to give an overall idea of the different types of loft conversion which are available.
Roofline Loft Conversion
Roofline conversions are the most common type of loft conversion that we complete. The roofline loft conversion doesn’t need any modifications to be made to the actual roof. Velux windows are installed into the existing roof and is the most cost effective way of turning your loft into real, useable space. It is also popular as it rarely needs planning permission and can be completed in a short time period.
Dormer Loft Conversion
Dormer loft conversions are also a very popular type of conversion with our customers in the North East. A dormer loft conversion is achieved by building a vertical wall. This goes up from the inner bottom corner of the existing roof, with a flat roof on top of it. This conversion gives the maximum amount of head room to a loft conversion. These dormer loft conversion, don’t usually need any planning permission either and can have a gable or hipped roof to suit your loft.
Hip To Gable Loft Conversion
A hip to gable loft conversion will maximise the amount of loft space for properties with an existing hipped roof. Bascially the sloped side of the roof is changed to an upright gable end to increase the inner space. Planning permission may be needed for a hip to gable loft conversion, but we can oversee all liaisons with local authorities and planning permission on your behalf.
Mansard Loft Conversion
In more built up areas in the North East, the mansard loft conversion is a frequently used type of conversion. In this type of conversion the gable wall (or party wall) is adapted to give an almost vertical wall. A timber framework is then added to this to complete the new structure. Dormer windows are then added to the main outer face to allow large amounts of light into the new space. Local authority planning permission is usually needed for this style of loft. As always The Luxury Loft Company will oversee all of this on your behalf.
